How it works

1. Send us your address and the other company's written offer.
2. Arrange access so Tim can walk through the property and verify the offer.
3. After the walkthrough, Tim reviews the terms with you and provides his written cash offer. Any increase is subject to the terms below.

How the 10% more applies

• Up to 10% more than a written, signed cash offer from another home buying company.
• The competing offer must be dated within the last 14 days, for the same property, with similar terms (as-is purchase, similar closing date).
• Listing prices, appraisals, tax assessments and online estimates don't count.
• We verify the competing offer is real before making ours, and the property must pass our walkthrough with no undisclosed major issues.
• The final amount is in our written offer. Nothing is binding until a purchase agreement is signed.
