How to sell a house fast in Rhode Island: every option, ranked by speed
"Fast" means different things to different sellers. Sometimes it's a foreclosure sale date, sometimes a relocation, sometimes just being done with a vacant house. These are the four ways Rhode Islanders actually sell quickly, ranked by speed, with the honest tradeoffs.
1. Direct cash sale: 7–14 days
Selling directly to a cash buyer is the fastest route because two time-killers disappear: buyer mortgage underwriting and the appraisal. The closing attorney still needs title and municipal lien work, which is why two weeks — not two days — is the honest number.
You trade some price for speed and certainty. On a house that wouldn't appraise anyway, or one you can't fund repairs on, the trade often nets out even or ahead.
2. Aggressively priced MLS listing: 3–8 weeks
A house priced under market draws fast offers in most RI towns. But "fast offer" is not "fast closing": a financed buyer still needs 30–45 days for their loan, and the inspection can reopen negotiations on your way out the door.
This route only works if the house is financeable — clean, safe, no title surprises. Add pre-listing repairs and cleaning to the real timeline.
3. Auction: fast date, unpredictable price
A real estate auction gives you a definite sale date and a competitive process, but the house typically sells as-is to whoever shows up — and that pool is largely the same cash buyers you could have called directly, minus your auction fees.
Auctions fit unusual properties where no one can agree on value. For a straightforward house, a direct offer is usually simpler and nets about the same.
4. Selling it yourself (FSBO): rarely fast
For-sale-by-owner sounds like a shortcut but usually isn't: your buyer is almost always a financed buyer who needs the same 30–45 days, and you handle pricing, showings and paperwork yourself. FSBO can work when you already know your buyer — a neighbor or a tenant. It is not a speed strategy.
Match the option to your deadline
Under two weeks or a house with condition problems: direct cash sale. A clean financeable house with a month or more: price it right and list it. Genuinely hard-to-value property: auction. If you already have your buyer: FSBO.
